 Marketing a home to sell it out is of immense significance. If the marketing is not done effectively, it can create a lot of hassles for the seller if the home doesn’t sell as quickly as possible. This is because one has to spend some money on marketing and definitely one is eager to sell the home. So the bottom line is that poor quality marketing campaigns could result in the failure of one’s home selling process. This is especially of immense importance when the market is in a slump and selling a home becomes a tough task. Nonetheless, some homes sell like hot cakes because the owners are smart and intelligent and know the tactics of handling business in slowing market conditions. Here are a few marketing bloopers which people often make.

• Giving insufficient information about the house. This is a big mistake because the market is full of competition and only those houses stand out which are portrayed to be unique and the positive attributed of the house are highlighted to entice the buyers.

• Providing poorly shot photographs online. Many sellers do not realize how important photography is because good photography can change the entire outlook of the house. Similarly, poorly shot photographs leave a very bad first impression about the house. One has to make sure to hire a professional photographer to do the job.

• Not inviting agents/ brokers to visit one’s home. Agents most probably sell those homes which they have visited. A good way of enticing the agents is to cater good lunches when they come to visit.

• Imposing restrictions of time and convenience on home showing. Agents usually pass up such homes which have restrictions on visiting hours. So look at the convenience of potential buyers instead of looking for one’s own convenience.

• It is not a good idea to offer less commission to the agents. Most agents consider low-commissioned listings to come from sellers who aren’t motivated enough to make a smart deal, so they avoid such listings.

• No buyer incentives means less people would be interested in the home. Offering buyer incentives is a good idea because it entices buyers. One can offer incentives like home protection plan, buy-down mortgage interest rates, etc.

• Ignoring important advertising media. Many sellers rely on online advertising and advertising through radio and TV but completely ignore newspaper classifieds and magazines which are very effective.

• No virtual tours means nobody would even want to see one’s advertisement. People love virtual tours because it gives them a fair picture of the house and they can picture themselves in the house too.
