First Title wants to know, "Are you working with short sale sellers?"

First Title is here to help you with your short sale.  Recently, an agent called regarding listing short sales as an additional venue for her business.  The term "Short Sale", to me, means plenty of extra work for all involved in order to get the transaction on the table smoothly.  To us at First Title, the worst thing that can happen in a short sale is a surprise problem after the difficult details have been ironed out.  That problem could be judgments, liens and/or the SBA mortgage.

We all know clear title is essential to every real estate transaction.  Short sales are with us because our economy has gone awry.  Call First Title before, during or after your listing process.  Let us "peek" at the official records to see if any judgments or liens are out there.  Recently, we provided this service for an agent and discovered THREE child support judgments.  While First Title can solve most title problems, I can promise you the State of Louisiana is not going to release child support judgments so a home can be sold.  Long story short, the seller cleared the judgments and the short sale will not have any nasty deal killing surprises at the end of transaction.
