Avoid The Worry...Get A Home Inspection!

Now that you have that perfect Claremore home under contract, all you have to do is wait for closing right? Well, not exactly. Buying a new home is very stressful all by itself, but as a new homebuyer you may begin to worry about the possible troubles that lay behind door #1. The answer to relieving this worry is to always get a home inspection.

Your Oklahoma Uniform Contract (Residential Contract of Sale of Real Estate) is designed to protect the buyer and seller during a real estate purchase. It is always recommended that you get your new home inspected. There is so much emphasis on this that the contract actually takes up three of six pages discussing the inspection process. The person doing the inspection may be an Oklahoma Liscensed Home Inspector, a licensed architect, professional engineer, professional craftsman and or other individuals retained by the  buyer to perform a limited or specialised inspection. Buyers may even choose to do thier own inspection, if they think appropriate.

What can the buyer inspect? According to the contract the buyers inspections may include, but not be limited to...Home Inspections

     * Any item on the disclosure statement or disclaimer  
          statement unless exempt.
     * Flood, Storm Run Off, Water, Storm Sewer Backup or
          Water History
     * Psychologically Impacted Property and Megan's Law  
            (yes you can investigate whether the home is
             haunted.)
     * Hazard Insurance (property insurability)
     * Environmental Risks
     * Roof
     * Home Inspection (this is usually determined to be a
          Whole Home Inspection)
     * Structural Inspection
     *Fixtures, Equipment and Systems Inspections (also
          known as an EMP)
     * Termites and Other Wood Destroying Insects
          Inspection (usually required by lender)
     * Use of the Property
     * Square Footage

Your inspection can be as thorough or a minimal as you desire. As part of my service I will also attend your inspection with you to answer any questions that you may have during the process. There's only one time a client hasn't done a home inspection and this is because he buys home to flip and he's a contractor that has 30 years experience so he pretty much knows what he's looking at. Everyone else should get a home inspection; it's a no brainer.

I have one client, who buys property to use as rentals, who does his own inspections.  He knows what to look for.  Everyone else needs a home inspection, no exceptions.  Great input for buyers.
