Multiple Offers in Omaha, NE - How to Get Them

Every seller dreams of getting multiple offers on their home in order to drive up the price but the reality is it doesn't happen often. With that said, I had three offers on one house last week and two offers on another here in Omaha. So how did it happen?

First both sellers were willing to price their homes where they needed to be. A lot of sellers believe they should start out at a price that is higher than market value to have 'negotiating room.' This is counter productive. To buyers the home is simply overpriced.

Next my sellers who got multiple offers did everything they could to prepare their homes before we put them on the market. I let each know what needed to be done to prepare and stage the homes so they would make the best first impression on buyers and they listened to me. I understand that sellers don't want to repaint, take down wallpaper or pay to have extra furniture put in storage, but it's my job to recommend they to do it.

On my end, getting multiple offers starts with tracking showings and feedback. This allows me to know who is interested in the home so that when the first offer comes in I can let other interested parties know that now is the time to act before the home slips away from them.

Once I have more than one offer, then great communication and accessibility are needed to get the best price. Accessibility is important because when multiple buyers are competing for a home there will be many phone calls back and forth with the agents who wrote the offers as well as with the sellers. Great communication is essential so the buyers' agents understand the terms that the sellers will accept and the sellers understand the difference between the offers.

Multiple offers are not a thing of the past in Omaha but they don't happen by luck. There are things that can be done to increase your odds of having buyers compete for your home.

Good process.. sometimes multiple offers will scare my clients that maybe they under-priced the home, but I tell them because we priced it right, we are in the driver's seat, unlike the other properties on the market...
