Digital CameraIt's really a very simple tip.  It's one that will not only save your fellow Realtors® money but might even help your sellers add more money to their bottom line as well.

What is this simple tip?

Put photos in your listings.  Yep it's as easy as a snap of the lens on your handy little camera, an upload to the MLS and viola you're done.  Now there is of course a catch to this tip.  You need to upload more than just a photo of the bathroom with the toilet seat up and you might even have to do just a little editing to lighten up the room so we can see what it is.

How will this save your fellow Realtors® money?   There was a point in time when agents could jump in their car and run out to preview homes before showing them to a buyer.  However with the cost of gas continuing to rise most of us are being more judicious with our driving habits.  We don't want to burn gallons of gas to figure out if a kitchen still has avocado green appliances, a backyard is better suited to be a ski slope or the basement has funky wood paneling.   By taking a few minutes to add photos to your listing you will save dozens of Realtors® from driving around town.  With gas pushing $5.00 a gallon or more you can quickly see the value of your MLS photos.

But how do MLS photos help your sellers bottom line?  It's easy.  Without photos and without agents driving around town to preview homes, the listing without photos is less likely to be shown.  I know my buyers generally pass them by on-line.  We all know the longer a home stays on the market the less likely it is to garner a full price offer.  So a few photos may help you get your listing sold faster and for a better price.

Even a funky home that is dated or needs work will attract the right buyer.   Just show it to us in photos and we'll bring a qualified buyer to the door.

Cindy, I agree!  No matter what condition a home is in, there is a buyer.  We need to give them all the information we can and photos are SO darned important.

Photos are key as so many buyers and their agents are searching on the web. No one has the time to drive by every home... so this is a great way to do a property search.

Cindy - it's hard to believe that in this day and age anyone puts out less than the maximum their board allows ..... our board allows 9 ..... which I find insufficient ..... so every listing gets it's own web site where you will see as many as my virtual tour supplier takes to properly showcase the property.

Doug-our MLS requires at least an exterior photo within 48 hours excluding weekends and holidays.  Of course in a digital world there is no reason not to have a photos in the listing the minute it goes live.

Trang-I often wonder that and when I see a house in the higher brackets with poorly done photos I wonder if the sellers understand there home is not being showcased to it's fullest advantage.

Billi-we can load up to 30.  I don't always have that many but I try to have at least a group of nice ones that show the home in a positive light.

Joan-my clients don't even bother with homes without photos.  It's a shame 100% of agents don't recognize the need for them.

Rob-I make sure my sellers have a link to the MLS and all of the other locations where my advertising is in place.  They can provide valuable feedback as well as it lets them know the efforts being made to get their house out front and center with buyers.

So true, Cindy! Gas is so expensive that anything that cuts the mileage will help.  Pictures are worth a thousand words and so is a drive-by.  I always suggest that my buyers drive to the house to see if they even like the area.  The bird's-eye view is great for that too--saves me and them a lot of time driving.

Peggy-my clients will do drive-bys but if they have no idea what the inside of the house looks like they aren't motivated to spend their gas money either.

There isn't a listing of mine that doesn't have mutiple photos.  Even my rental listings have photos.  It's the best and most effective marketing tool we have.

Chris Ann-I'll have one on the market this weekend that won't have any interior photos.  The tenant does not want their belongs photographed and we have reluctantly agreed.  Sometimes you are stuck between a rock and a hard place so I guess I have to eat my words on this one.
