Finally finished my first BPO!

Well that was a fun experience.  I sat in front of my computer for about three hours trying to finish my first BPO.  Now that seemed really tedious as I was doing it, but as soon as I was done I know my next one will be much smoother.

Now I started off good on this one today.  I got hooked up with a company called E Mortgage logic and have gotten two BPO orders from them so far.  I could have gotten more, but since I am a new agent for them I can only have two at a time.  Well since I am not very experienced with this I think that to be a good idea. 

The hardest part I thought was to find competive listings.  I looked all over for some that were similar to my subject property but was unable to find anything.  I submitted the BPO anyway with an explanation but I think they are going to send it back to me and tell me to finish it up.  I looked all over and found some I could use but they were significantly higher than my subject so I couldn't see the usefulness of taking that much adjustment off a comparable. 

The funny thing about doing this BPO is that my Real Estate school training is finally starting to make sense.  I passed the class in my college sure, and I passed the state test first time too.  But I studied for a long long long time.  After the test was done I felt like I forgot about 70% of the stuff.  Most of everything was gone except the laws.  Now that I am getting full into the swing of things it is all really starting to make sense.  Having been licensed for only about 8 months I think I'm moving along fine.

I want to get into selling REO properties for banks and Asset Management  companies so I read that BPOs were a way to get that ball rolling.  Plus I can do one of these a day and get a good amount of money each month to help out. 

So my first experience with these BPOs was  a little painful but it was an educational pain.  I think that after about ten of these it will be like clockwork.   How long does it take other realtors out there to complete BPOs.  Here's to the future!  Hoping it is a prosperous one.

Congratulations Michael! When you find a company you feel comfortable with the BPO's are OK but some are just way to demanding for what they pay. Be aware that all BPO companies are not alike. Have a good Easter.

BPO's can be really tough.  Each one seems likes a new challenge at first.  You can really get burned out if you are not careful.

I did BPO's for a very long time but they now frown on it in my area unless you are a broker...I don't mind actually as the fees they pay have shrunk so much.....but wheni  was newer it was a great way to get to know the market!  Good Luck to yoU!

BPO's get easier the more you do them, but as to breaking into the REO market, I've been doing them for several years now for several companies and I've received one.  You usually have to join a network for several hundred dollars and take one of the REO classes to get the listing and then the work involved can be very time consuming.  Good Luck, I basically do them to help with gas money during the slower winter months.

From everyone I have talked to in the office and on the internet, it seems mixed feelings are the norm for BPOs.  We have a couple agents in the office who deal primarily with REOs and they have 50 or 60 listings.  I'm not trying to get that many.  I would however, I would love to have at least 15 or 20 of my own.  I'm pretty new to the Real Estate game so I am trying to learn it all.  This is definitely something I can see myself doing for many years.  I didn't really grow up dreaming to sell houses but the income potential is unlimited in my eyes.  The harder I work and more I learn the better off I'll be

Michael, how are you doing with the BPO's?  Keep us informed.  I just recently got back into real estate and as of last week did 14 BPO's.  Just like Kimberly said, they can really burn you out and every company is different.
