.....And Happy Easter to everyone. We've had such spectacular weather this past week, some buyers just had to put a property into escrow for themselves, as there are 4 units that found buyers. Take a look at what went on this past week:

Surprisingly, this is one of these rare weeks where there are no new listings. (That's ok, we have plenty!)

Back on the Market
Short sale Nihilani 32A is back on the market at a new higher price of $515K (up from $449K) after going into escrow on 3/5. My guess is this short sale did not get bank approval at the lower price and the buyer may have walked when faced with the bank price of $515K. This unit sold from the developer in 3/06 for $985K.

Contingent
Short sale Villas on the Prince 30 finally found a buyer while priced at $525K. This unit sold in 3/04 for $565K. Bank REO Mauna Kai F6 went into escrow priced at $254,900. This unit sold for $431,650 in 11/04 and was foreclosed on in 10/10. Puamana 9C went quickly into escrow after only 14 days priced at $279K. This unit sold for $175K in 4/02. Short sale Sealodge H9, a fabulous ocean view penthouse unit went into escrow while priced at $349K after 487 market days. This unit was purchased for $745K in 7/06 and initially came onto the market priced at $539K.

Sold
Paniolo 211 sold for $285K while priced at $335K. Purchased in 11/09 for $300K, this unit faces the golf course and is within hiking distance of Anini Beach.

Expired
Hanalei Bay Resort 9101-2-3 expired after 854 market days, with a list price of $1.395M. This unit sold for $1.055M in 2/04 and started out priced at $1.495M.

Price Changes
Bank REO Kamahana 2, which sold for $136K in 11/94 and was foreclosed on in 2/11, reduced from $255K to $239,900. Bank foreclosure Hanalei Bay Villas 2, which sold for $875K in 3/07 and was foreclosed on by the bank in 2/11, reduced to the amazingly low price of $356,500 from $375K. Hanalei Bay Villas are all free standing units so it's like having your own private 2 bedroom 2.5 bath home, minus the garage. As noted under "back on the market," Nihilani 32A went up to $515K from $449K. Sealodge C1 went from $595K to $525K and sold for $195K in 7/99. Pu'u Po'a 404 was purchased for $900K in 2/10 and reduced from $1.649M to $1.549M. Ka'iulani 75 was purchased for $899,440 and went from $994K down to $899K.
