I just came back from viewing this

and from my observation, I suggest you RUN to the nearest phone to view this move in ready home!!!!

Juli - I hope you get this one, it is gorgeous!!! It is so sad too to think of someone's hopes and dreams when they bought this home only to lose it. Glad we don't have that in my market. I don't think I've seen more than 2 or 3 foreclosures in the past year. I'm not cut out for that :(

Thanks, Dawn - problem - they BOTH want to put in offers. So, I told them both to come up with their best value AFTER giving them a CMA - the house is priced about $200-250K below "fair market comps". Both will be cash, so no problems there. I guess it's an interesting dliemma to be in.

Endre, just waiting for them both to get back with me. I gave them BOTH an extensive CMA and I will let them choose their price.

LOL, Susan - 80.3% of all of our sales are currently REO's or short sales. 45.3% REO. Fortunately, foreclosure filings were down 16.3% last month - perhaps a glimpse of a better market? Also, many areas are starting to see some improvement in values!! Slight, but still an improvement. Heck, it's still Arizona and people don't like snow, LOL.

Thanks, Joshua - so far, I'm batting 1000% - everyone I've picked has been sold within a week. Now, I just wish my buyers would move faster, LOL.

Cara - I always preview them and take my own photos. These are mostly move in ready and good values.

HAHA, John. I understand, all too painfully. That's why I like to do my research on Sundays or first thing Monday morning and I ALWAYS preview these homes. I usually visit 6-8 on the weekends or Monday and choose the ones that SHOULD move quickly AND are priced well. As I mentioned earlier - everyone I've chosen since I started this series almost 2 months ago, have sold within a week.

Karen - it's a wonderful floor plan and in a great community. You'd love it there. Well, I do and, so far, I think we have similar tastes.
