Closed new home sales for Bothell, Lynnwood and Mill Creek areas may need to pick it up in the last week of April to equal February ‘s 27 closings and March's 25 closed sales. With 15 reported closed sales in April we will need a good push in the last week to equal or surpass February and March's new home sales.
The good news is that of the 25 pending sales in April half are over $400K which means we are seeing more move up buyers in addition to the first-time home buyers who have been taking advantage of low interest rates and builder incentives to purchase a new home.
The average square footage of the closed homes in hovering around 2400 square feet, smaller homes are the current fashion, as first-time buyers and active-adults are looking for affordability and less space once the kids have left home.

Horton flexed a bit of its national reputation muscle and leads the Bothell, Lynnwood and Mill Creek home builders with 5 pending sales in April priced from $324,950-$384,95, on their website they offering a wide variety of financing from VA(Veterans') financing to a no down 100% Home Key Plus financing and a 10 year home warranty.
Typically the market heats up after Easter until mid June It will be very interesting to see who will blink first, the homebuyers who have been waiting patiently, or the homebuilders who understand that when interest rates start to move it could spell the end of a slow recovery and start to see an upward in housing demand.
