The more guesswork we take out of a real estate transaction, the better.  Listing Agents, Buyer's Agents, Sellers, and Buyers all have enough to take in already when buying or selling property.  There is one very crucial variable that Listing Agents can control however:  The exact date of sale for a listing.  "Why Mitch, you must have Extra Sensitive Premonitions, you know, ESP."  I'd like to think so, but I don't. 

What we do have is a way for Listing Agents to be able to guarantee a sale date for their Seller clients when using the BidOnRealty.com platform.  And when is that date? you may ask.  In most cases it's 30 days from your listing date.  When it's not 30 days, it's sooner than that (sorry, sometimes it works even faster). 

We recommend that Listing Agents use our system at the beginning of the listing period in order to capture the initial traffic from a fresh listing.  Agents list the property in their local MLS and on other promotional venues that they would normally use.  Their marketing campaign is designed to instill a sense of urgency for Buyers to preview the home during the first 25 days of the listing.  Then, from day 25 -30, hold an online, timed auction on the listing.  Buyers can choose to make an offer on the home prior to the start of the auction via our paperless Make Offer system if they would rather not wait for the auction to start. 

So, if you have a listing appointment today, April 26th, you can tell the Seller "I'll upload your listing into the MLS, and to BidOnRealty.com tonight, I'll use theFastrack Marketing Method to draw attention to your home and to instill urgency for potential buyers.  We'll hold your auction from May 21st to the 26th, and have your home sold by 8:00 PM on the 26th, if not sooner.  Will that be OK?"

I guess I'm a technical fanatic.  I consider the "sold" date as the date it closes (to use a MA term) which is governed by the buyer's lender - or at least around here it is.  Or, do you mean you guarantee the date it will go under agreement?

Christine - Yes, I mean the date the property goes to contract.  Our system requires that a contract be signed within 48 hours of the close of the auction (or accepted Make Offer bid), with the closing to take place no more than 60 days from acceptance.  That is what establishes the "baseline".  If buyer wants something outside of those assumptions, the contract would be modified accordingly.  Thanks for commenting.
