March single family home sales best since June of 2009

According to the Florida Association of Realtors, the Fort Myers/Cape Coral area sold more homes in March than most other areas of Florida, losing only to the Orlando and Tampa areas which are much larger markets. The median sale price was $101,900 which is positive but to be expected as inventory has dryed up and buyers are looking at more resales than last year. The surprising number is the 1,641 total sales for the month which is the best since June of 2009(a record setting year). The trend continues from last  March's closings of 1,601. With less inventory, that is great news for the area as buyers made sure they bought something this season before the deals start to go away. As the snowbirds start to leave, primary residents who are looking should have a little less competition heading through the spring and into the summer but the lacking inventory may deter some from buying. It is important for first time homebuyes to know they are not going to find their dream home for the price they probably want. The important thing is to find a home that will meet their needs at an affordable price before someone else snatches that deal up and interest rates rise.
