Lately I have been nearby when some really stupid comments have been made and it gave me an idea.

Whet if we all shared some of the stupid things we have heard on here. It can be about anything related to real estate. For example:

A local home inspector said that an air conditioner produces winds equal to that of a hurricane.

A local home inspector said natural gas wont ignight unless it is in a furnace.

Your comments may have been said by home inspectors, Realtors, Mortgage, Title, Appraisals, Contractors, Oh and home owners.

 

So come on, join in, write down some of the stupid things you have heard.

Don't worry, the interest on you ARM won't go up only a couple percent at most.

From  a clients who's rate reset 5.75% higher.

Just claim there was an inspection problem and we can always cancel the contract (with no contingencies).

By the Listing Agent of a Property I was showing:

I asked if the home had been winterized, since it was a short sale, sellers moved out, with no evidence of any winterization done, no heat since early winter, garden hoses still attached to home - all signs of potential problems. This home is also on a slab with much of the plumbing going down into the concrete which would not be an easy fix or a cheap one.

This agent says: No need to have this home winterized since it's pvc pipes - they don't freeze and break.

Hmmmm....we walked away.

WOW, pvc pipes don't freeze or break. I learn something new every day. (Even in the Phoenix area PVC will freeze and break)

Hi Scott,

We once had an agent argue with us that if her buyers don't care about a basement then it shouldn't factor into the value of the home when comparing to other sales of homes without basements.

This came from a agent that doesn't use Active Rain.

No Ms. Buyer, it doesn't make sense to submit an offer of 270k on a home listed for 430k

Scott ~ I enjoyed reading these.  But am feeling on the spot, so  I just can't think of anything off the top of my head other than, " I know it's listed for $150,000, but I don't want to pay more than $110,000 for it because of the payments."

I remember a home inspector in a forum saying that the AC needed to be serviced because the temperature difference between supply and return registers was 14.9 degrees, and should be at least 15 degrees.  Perhaps you remember that one?
