Sunny Side Up for the OC

Sunrise BeachIn spite of the gloom and doom that dominates the national news, the first quarter of 2011 showed some overall positives for the OC.


Home sale pricing rose in 40% of the Orange County market, including 27 of 83 zip codes showing improvement.  Sales have come down slightly (by 0.9%) from where they were a year ago, but that tends to happen when prices go up even slightly. However, 8 of the OC's zips showed an increase in both sales and pricing:  Costa Mesa (92627), Garden Grove (92843), Seal Beach (90740), Santa Ana (92703), San Juan Capistrano (92675), Mission Viejo (92692), Irvine (92620) and finally Irvine (92612) with a huge increase in sales of 23.9%.   Thank you to Robert Toffel of Lender Processing Services (www.lpsvcs.com) for these stats.


Case Shiller ChartOn the flip side of the equation, over half of the OC zips showed declines in sales in the first quarter and overall buyers' prices are down 1.2% versus a year ago.  As with all trends there is positive and negative.  All of these numbers add up to one main thing...recovery is happening all around.  Slow recovery.


The bubble happened so fast that there has been an expectation of recovery happening fast.  Don't count on it.  The chart to the left will give some perspective on what we're really dealing with here.  (Click here to view a much larger image of the chart)  The bubble happened overnight, but recovery will be a slow process with ups and downs.  A good real estate professional will help you understand the truth of the market and make sound decisions with regard to buying or selling a home.

Hi. Thanks for the update. Our market here in DC has been recovering. We never had the steep decline but we had a pretty darn good one and recovery is a process. In the best world appreciation will be slow and steady, we already saw what happens when it's fast and heady. This is better.
