ActiveRain/Kodak Sign/Flyer Challenge – My Flyers Flew!
I no longer use flyer boxes outside the homes I list. I use an 800# call capture system. Flyers provide too much all of the information a potential buyer needs. The buyer would never call the 800#, defeating the purpose of having it! (Please ignore the fact that I am also using QR codes on my signs. My theory is that very few people know how to use them and will still call the 800#, but the sellers and neighbors will still be impressed with my genius.)
When I did use flyers, depending on whom I wanted to impress, I put out full color flyers and usually featured my other listings on the back. My thinking there was since it is mostly nosey neighbors taking the flyers, I wanted them to be impressed and keep me in mind for future real estate needs.
I do put a very nice brochure inside each home for buyers to take after their visit. It says, ‘This is a very special house!’ and helps the buyer remember all of the special features. We run out quickly and must replace often even when the buyer has no interest in the home. I have always suspected the buyer’s agents take a copy for themselves to keep and copy.
