Rob Thomas provides a very good to-do list for home sellers that wish to make a positive impression on the new owners. It is good to see the home from the perspective of the new owners. Many of us have seen homes that are just not ready for a move in.

Always make A Lasting Impression!
After a closing yesterday where I represented the sellers I started thinking about how important it is as a seller and listing agent....to leave a really good lasting impression on the buyers!
We all know that the home is to be left in broom swept condition prior to closing.....I personally think the seller and listing agent should go a little further before the close. Some of the below suggestions should be done after the final walk-through but, before closing so that there's a little WOW factor when the buyers come back to their New HOME!
Here just a few of the extra things a seller can do to insure they leave that lasting impression!
- Vacuum out every drawer and cabinet.
- Clean toilets and bathrooms.
- Check and replace light bulbs that are burned out.
- Clean ceiling fans
- Clean appliances.
- Make sure garage is neat and clean....they will be storing boxes in there until they get them unpacked.
- Leave all manuals in one location.
- Check under the home for debris that needs to be removed.
- Check the attic for items you may have stored.
- Leave sticky notes on light switches telling the buyer which light it controls....especially on those that aren't obvious.
- Make sure the buyers have the utilities switched over before you switch them off.
- Don't leave anything for the buyer that they will have to discard.
- Leave a list of neighbors names which makes getting to know them a little better.
- Leave a list of names of people you use for day to day repairs.
- Have the lawn mowed the day you close.
- Leave a bouquet of flowers on the table with a congrats note.
Just some really neat things you should do to leave a GREAT LASTING IMPRESSION on those buyers.....you never know when it might payoff for both the seller and the listing agent in the future!
