Are you Noticing a Shift?

Was just thinking about some recent closings I have had...Solds

We are in a market that ended 2010 with about 70% of the solds being

distressed...meaning either a short sale or an REO.  

This year I have been involved in 4 transactions already where the seller had equity in their home.  

I don't know if last year total I had 4 sellers who had equity!

I think this is a possible shift in the Nampa Idaho Market....now prices are still low...and pretty much most sellers don't haveequity in their homes these days..

However there are some sellers who are not in a distressed situation who want to sell their home for various reasons!

Sellers are coming out of the wood work and that is a good thing!!! 

It can be the right time to sell....will a seller gain as much equity as a few years ago?   Probably not...but the next home they buy may be a better value and the equity lost can be regained.   

Which home would you rather gain the equity in?   The one you live in now or the next one you buy??

I am also noticing my price point is increasing....now do I think that prices are increasing?    Not at all...but the buyers who are buying are not only in the entry level price range as they have been in recent years!

Is this happening in your area?

That is good news...unfortunately I see buyers still wanting to treat those normal sales like they are bank owned and bid less than 90%!

We are still looking a significant number of short sales but they seem to be going a bit smoothier and prices are up which helps lessen the gap.

Cindy in Indy...same as in our area...but that is how the appraisers look at it so we have to price them that way....no way to differentiate....

Cindy..Our prices aren't really up but I agree they are going a bit smoother....prices are so low that we will be a long time til our prices get raised any...it is a vicious cycle!

Hi Deborah - We have had our share of short sales and bank owned, but not to the extent that you mention!  I have definitely seen more buyers and sellers entering this market this year, and both sides are tending to be stronger than in the past few years.  Let's hope this is a trend that will continue!

Deborah, At office meeting we presented the facts that only 25% of the listings in the MLS were distressed either Short Sales or REO's.  One of the agents joked that it really didn't matter that all the pendings were distressed sales.  I don't think that she understands that is a good thing, the number of pendings is taking down the distressed inventory, now we're seeing some light at the end of the tunnel!

Chris...I have noticed the strength in the buyers and sellers as well..it is nice to not have to struggle quite as hard to get the clients qualified!    I hope we can continue to blow through the distressed inventory....we have a long ways to go but slowly but surely right???

Tony....I think some see only what they want to see...the negatives...and that does no one any good!   We have to look for the little positives to keep us going!!!
