Bubble?!? ...I Don't See No Flippin' Bubble!

Here in Colorado Springs, Colorado ... we are not running with the Big Boys. Nope, we aren't. Sorry Nevada. Sorry Arizona. Sorry Florida. Sorry California. You are on your own.

These once "Booming" areas have experienced sales declines anywhere from 28.6% (California) to 38% (Nevada) over the past year - with the real pain felt this past summer. In fact, 38 states experienced a dip in sales and "9 states had sales declines of 20% or more" in the summer of 2006, according to an article in our local paper. Not only that, but median home prices (existing homes) in many metropolitan areas have dropped about 1.2%, as well.... woah.

What about Colroado?
We never really experienced the (sonic) BOOM in the housing market that places like Nevada and California did. So, I guess our reward for being so patient is this:

  • Colorado's growth has remained positive. No dips... Yay! What has contributed to this?
  • Colorado Springs, specifically, experienced a 5.5% increase in home prices (existing homes), compared tot he 3rd quarter of 2005.
  • From October 2005 to October 2006, Colorado Springs' median home price (existing homes) ROSE 6.8% !

What does this mean to residents of Colorado - Colorado Springs, specifically?

Well, we can't let the national statistics paralyze us (buyers and sellers) from benefitting from our (stable and growing) local housing economy. This is the time to celebrate!

Las Vegas has had a decline in sales but prices are holidng steady & stagnant. 

A good number of buyers have flocked to the new construction market and new construction permits are WAYYYY down.  Sept was lower than pre 1994 levels.  This is absolutely good news for the resale market in the next year!

We still have an influx of 7K new residents per month, we still have rapid job growth and low unemployment.

The local media (print and tele) have been having a heyday about the bubble bursting and mortgage fraud.  That being said, I do believe buyers are a little afraid of the market.  We are still selling at 2002/2003 levels and prices are holding, just too much inventory............

............for now!

My market is down over last year. I do think the buyers are out there...they are just waiting and watching to see where we land.

Well now. Real Estate sales have dropped in Florida, but that has not affected our sales.

We just keep plugging away and pass on watching the news. I am tired of them telling me we can't sell homes. That's crap.

We can, we will and we are selling homes. Maybe I should call the people who do these surveys and let them know that we are selling homes. Looks like they need clarification.

There's always the other option. I could stick a pin in their Bubble...POP!

Okay, now off topic for a moment...Do you intend to define "Vocab-Flap"...You can do that after I stop laughing. :0)

Monika~ I think the whole nation is under a media-trance. A good wake up call "Hey! Let's do some business, here!" would be good for everyone. We need to teach buyers/sellers how to not be observers, and become participators (<- that really should say "participants" ... but I liked my word better...).

TLW~ I have said, and I still agree (despite my above post) that statistics are statistically wrong. There are generalizations that can be made, based off of observations ... (or as I like to call them "Observators"). But you are very right. Maybe sales HAVE dropped in many areas, but it is not a "blanket" concern. Good agents (like you and BB) will remain busy and successful regardless of what is "said"... (I will have to explain the Vocabu-Flap later... !)

I sound lie a broken record but it's all about the affordability index.  If the median income can't support and 80% loan on a median priced home, for 50% of the population, that market is overvalued.

Unitl that happens in San Diego, I'll keep peddling the newest debt drug Wall Street creates.

Hi Mike- No. I do not. Colorado Springs is still a Seller's Market (our high military presence keeps our local economy rather stable regardless of what the rest of the nation is doing), and even if it were not, I would not call a shifting market a bubble. I can see how some would look at it that way, but it does not make a lot of sense to me.
