Is Busy Always A Good Thing?

Spring is in the air, the buyers are out and I have been busy.  Busy with existing customers and new customers.  And of course, busy blogging and writing and networking and marketing.  That's a good thing, right? 

hamster wheelLast Saturday I was with some buyers for a showing.  We were supposed to see the property on Friday but my clients' daughter had a minor accident at day care so they had to cut our tour short to go take her to the doctor.  I called to reschedule for Saturday.  The agent told me she could not make it but would get someone to cover for her.  On Saturday, her husband (also an agent) was there to do the showing.  I thanked him for covering for her and getting us in to see the house.  He said his wife was very busy and he was happy to cover for her. 

My comment was something along the lines of "Busy is good."  He then went on to respond that it is not necessarily good and something about it needs to be the right kind of busy.  I stopped to think about that.  He certainly was right.  I imagine as a listing agent one could be very busy with showings, especially if you have a lot of listings, but that does not always translate into a sale.  Case in point - my clients ended up not wanting to make an offer on that particular showing.

As an exclusive buyers agent, generally busy is good.  Most buyers who seek me out are actively looking and are going to buy a house.  Once in a while circumstances change and some buyers may end up not buying a home right now.  And, sometimes it takes a bit to find "the one" - but that is why they call it a a home SEARCH.  Recently, I seem to have hit a rash of contracts that we have rescinded due to home inspection issues and one or two multiple bid situations, but the best interests of my buyers are always first and foremost.  This is all part of the job.

I guess we all want to be productively busy and not just spinning our wheels.  Are you busy these days? Is it a good busy?

By the way, while I am busy, I am never too busy for referrals or new buyers looking to buy a home in Canton MA, Milton MA or a surrounding community!

That's really something to think about Christine.  There are a lot of people who give the impression of being busy but that does not equate to productivity.  Of course they could be busy doing other things not related to real estate, but even then you've got to make time for work (that is if you like food, clothes and shelter).

It is important to be purposeful in your busy activities!  Being busy isn't the goal...I can keep myself "busy" with all sorts of activity that doesn't necesarily help my business!  Good reminder!

Christine, We've been showing our own listings quite a bit more than usual lately (we're up to 16 listings, so the odds are better that we'll get those direct calls).  That said, MOST of those aren't going to lead to anything.  They usually won't want the listing for whatever reason, and if they're calling us direct, they're probably NOT interested in having a buyer's agent (especially if they contacted us via Zillow or Trulia).  But you've got to show them to sell them! :)

There is a lot of busy work in the market right now.  You have to be mindful to not let the busy work take over your entire schedule. I've also witnessed a good amount of cancellations lately.
