Multiple Offers in Cupertino, CA 95014
Well-priced single family homes are in high demand up and down the Peninsula and in the Silicon Valley, with multiple offers the norm in many locations, in many price ranges. Cupertino is no exception, and buyers need to be ready to move quickly when they find their dream home.
Last month my buyer went to an Open House the first day it was open; she went back a second time that same day and brought friends and family with her; she returned to the Sunday open house and I met her there. By then, she had made an emotional connection to the house, and everyone she brought in to see it agreed it is the perfect place for her.
That evening we downloaded and read all the disclosures and reports (pest, property, pool, roof, hydronic heating, etc) We met the next morning at 8:00 AM to write up an offer since she headed out of the country on a business trip at Noon. Later that night I received an email from my client which said, in part, "Lottie, please help me make my dream come true."
Then the waiting began, since offers were to be submitted and reviewed two days later. I wrote a letter explaining who my client is and why she's the right fit for the house, and the house for her. The lender provided a pre-approval letter. I chose to present in person instead of taking the option of emailing the offer.
Four offers were received, and I felt it was a close call between two of us; I had no idea if her dream would flourish. Waiting in the lobby while others present; waiting while sellers discuss the offers with their agent; waiting to be called back in to be told the news -- not easy. Presenting in person, waiting on site, being properly prepared -- essential.
My buyer is now in contract; all contingencies have been removed; loan docs are expected at the title company today; buyer will be signing off on Friday. Escrow should close and the house be hers on May 13! Her dream is coming true. Shared here is a video snippet of the house; it's easy to see why is appeals to her.
