Although I don't agree with the idea of having the owners of the house in any photos trying to sell the house, I do agree with the fact that staged homes sell 78% faster than empty homes, and selling the amenities associated with the lifestyle of the community. And yes, use descriptive words to instill positive thoughts in the buyer's mind!

STAGING ADVICE

 

STAGING ADVICE   I  attended a seminar last week in which a stager offered some advice to the Realtors in the audience.  She said the usual things about de-cluttering, cleaning, repairing and depersonalizing the home.  She said that statistic show that staged homes sell 78% faster than empty homes. She suggested agents should ask the seller what they loved about their house and what made living in the house special.  Staging the home to capitalize on those features will capture more buyers.

Then she moved beyond staging to talk about advertising, photos and the idea of creating a story about the house.  She advised Realtors that they should write a story about the property in their advertising.  She stressed including community information in the description of the property because it will help the buyer see themselves enjoying the amenities associated with the house.  She also said that pictures should include people in the home.  They should not be the focal point, a photo of someone enjoying coffee on the patio in the background give the buyer the idea of what it would be like to live in the house. She said buyers need to perceive life in the house.

 

She also provided words that paint a desirable picture of the home.  Statistics show that when words like beautiful, gorgeous, attractive, landscaped garden, elegant are used, house sell 15% faster.  Those were her statistics.

 

Agents should query their buyers as to what community amenities, lifestyle and extracurricular activities they participate in or value.  Then agents can narrow the search to include those guidelines.  This makes finding the buyer the home in which they will truly feel comfortable and happy much easier. 

 

When she mentioned furnished versus unfurnished homes she had some creative ideas.  I think we all know that a furnished home will sell faster than an unfurnished home.  But if your seller refuses to stage the home she suggested using www.obeo.com a virtual staging website.  You can email a picture of a room or rooms to www.obeo.com and they will virtually furnish it for you.  I can see using www.obeo.com at an open house to show buyers what the house would look like furnished.  Using it on a website might be a problem.  Somewhere it must be noted that the staging was virtual and not real.  Be careful to clearly state that fact.

 

She  provided another interesting statistic.   She said that 67% of parent discuss the purchase of their home with their children. Her advice was to include the kids in any discussion about the house.  That is something I had never heard.  Unfortunately, I didn't note the source of her statistics.  But I will find out.

I thought the essence of her discussion was the fact that the buyers are buying a life style not just a home.  She recommended creating an album of pictures of the community, restaurants, events, activities, churches, shopping, parks, etc. for the buyer to see.
