Link to a great article found on CNNMoney.com about Mobile, Alabama being one of the Top Ten Real Estate Investment Areas. What the article does not mention is that Mobile, AL is located in the GO Zone - Gulf Opportunity Zone which presents accelerated depreciation benefits of 50% for those who qualify.

For the most part, an investor who has been in the business of residential real estate investing would probably qualify and if they haven't their CPA can most likely get them set up for this. There is a minimum amount that can be depreciated for all others, but a tax advisor is the only one who can determine each person's situation.
