Here are the latest home sales statistics for Plano, TX in the 3rd Quarter of 2007.  I've also included the stats for the 3rd Qtr of 2006 as a comparison to our current market.

3rd Qtr 2007.3rd Qtr 2006
Sold Volume:$276,275,936Sold Volume:$309,823,424
# of Sales:1039# of Sales:1218
Avg. Price: $265,905Avg. Price: $254,370

Sales Price as Percentage of List Price

$0 - $100K               96.2%
$101K - $150K  98.6%
$151K - $200K         98.2%
$201K - $300K 97.6%
$301K - $500K  96.6%
$501K - $750K   97.1%
$751K +  96.4%

As you can see from the stats, actually sales volume is less but the average sales price has increased.  Our local market is still doing well.  Unlike many other parts of the country, most areas in the Dallas/FW Metroplex did not experience strong price appreciation over the recent years. While several parts of the U.S. are seeing declining prices, Dallas, Collin and Denton Counties appear to be holding steady or increasing.

Hi Linda:  Thanks for the great statistcs.  Yes, the Fort Worth/Dallas area market is NOT experiencing the same problems as is the rest of the country as far as declining prices are concerned.  Now, if we could just get clowns like Jim Cramer, the CNBC guy who spouted off on the Today show with Matt Lauer to stop being such a doomsayer... perhaps things in other areas would improve, too.    Thanks for you post.

Good info Linda, Thanks.  # of sales may be down but price is up - that's a good sign!
