One of the questions I'm often asked by sellers is, "Mike, do those "Just Listed" postcards really work? Are they effective?" My answer is, "Yes they do when they are carefully designed, professionally printed and engage the recipient."
It's important to realize that we live in a society that is constantly being "sold" to. While the Do Not Call List has all but eradicated those pesky phone solicitations, we are still bombarded with television commercials, spam email, and junk mail. It isn't unusual for most of us to sort our snail mail while standing over a trash can, pitching anything that appears to be unimportant into the waste receptacle without blinking, without thinking and without ever opening it. A sociological shift has occurred. Mail that was once received with great anticipation is now met with deep suspicion.
Another Way i List For Less Differs From The Competition
The majority of Just Listed cards focus on agent self-promotion and overshadow the main purpose and reason for the mailer: to market the client's home. The cards often feature a prominent photo of the agent and their contact information. The agent's goal is to ensure their name is distributed into the community in the hope that the recipient considers them when it's time for them to list or buy a home. The belief is that people want to work with successful agents, and these mailers serve as promotional pieces proclaiming their success to the world.
Here is a fairly "typical" representation of a Just Listed Card. It displays a prominent photo of the agent and Broker affiliation or company. It offers the sales price which diminishes any need for the recipient to learn more about the home. The reverse side only displays information about the agent, their contact details and is typically accompanied by some ad nauseum slogan, "Whether you're buying or selling or looking for a home evaluation, I'd be happy to help." There's no real call for action and in the mind of the recipient, the mailer is immediately classified as 'junk mail'. It's tossed in the trash in a proverbial New York second. In addition, and more often than not, the reverse side is printed in black and white to save on printing costs.
i List For Less takes a different approach in marketing your home when using Just Listed mailers. We pride ourselves on thinking outside the box using marketing techniques that perform. Our Just Listed cards capture the attention of the recipient using unique and whimsical graphics and taglines. These captivate the recipient sufficiently to actually encourage the mailer from being immediately discarded. It intrigues the recipient to flip the card over to learn more. One of our most effective cards is displayed here.
The graphic and caption "Guess what your neighbors and I did last night?" is answered on the reverse side, "We listed their home for sale! What were YOU thinking?"
This fresh, unique marketing approach achieves the desired goal: capturing the immediate interest of the recipient. The prospect is able to view FULL COLOR photos of the listed property. Included is a call to action encouraging the potential buyer to actually make contact with our agent or firm. This typically includes an opportunity to register for a chance to win a $25 Gift Card or receive a similar item of value. This proves to be a real motivator and allows us to interact with potential buyers to help market your home. The card also includes a custom postage stamp using our company colors and logo adding another unique feature.
