One of the questions I'm often asked by sellers is, "Mike, do those "Just Listed" postcards really work? Are they effective?" My answer is, "Yes they do when they are carefully designed, professionally printed and engage the recipient."
It's important to realize that we live in a society that is constantly being "sold" to. While the Do Not Call List has all but eradicated those pesky phone solicitations, we are still bombarded with television commercials, spam email, and junk mail. It offers the sales price which diminishes any need for the recipient to learn more about the home. The reverse side only displays information about the agent, their contact details and is typically accompanied by some ad nauseum slogan, "Whether you're buying or selling or looking for a home evaluation, I'd be happy to help." There's no real call for action and in the mind of the recipient, the mailer is immediately classified as 'junk mail'. It's tossed in the trash in a proverbial New York second. In addition, and more often than not, the reverse side is printed in black and white to save on printing costs.
