After 24 hours of stress, another Lake Sinclair home is SOLD!

This is one of those times that I can't tell the story exactly the way it happened.  People would/could get into trouble.

But the moral of the story is ... build a team you can trust and depend on to help your buyers and sellers get closed.  Buyers ran into "issues" that would have prevented today's closing if not for the brain power of a very savvy member of the team who works for a lender.

And of course that being said...the closing did not occur at its originally scheduled time as we didn't know if we were going to pull it off today or not and another member of our team (who works for an amazing law firm) cleared the afternoon to accommodate us even though we started the closing 1 hour and 20 minutes later than it had been scheduled.

There's more to this story that still, yet again can't tell you... Someday, when you don't know and no one knows with enough details changed to protect the guilty and the innocent I will tell this story.  But today, this Thursday I just want to say thank you to all the amazing members of my team.  I left the closing with happy buyers, happy sellers and I plan to sofa shop next week. :)

It's so important to choose a real estate firm who knows who to advise you to choose for "above and beyond" service.  Every closing doesn't require "above and beyond" although it seems more and more of them do these days.  The law firm and the lender involved into today's closing both exceeded expectations to make today's closing happen.    I'm thankful for all of them.  I am happy that my sellers met their goal of selling their home and happy that my buyers will enjoy this summer at their new lake home.  And I take with me... some lessons that will help me provide better service to clients in the future.  This Thursday I'm thankful for every part of the team that made it happen.

Hi Tammy, Congrats to all!  The bad thing about blogging is there are stories we want to tell, but can't.  The good thing about blogging is that you can remind people how important it is to do business with good great  people who can get the job done!

Erika- Hope we can keep our dogs off it.

Ann- Somehow I knew there would be people who read this and understood.

Mary- I will figure a way and the right time to tell some of the different parts of this puzzle that came together at the 11th hour.  Wonder if anyone will have an ah ha moment that read this post and reads "the rest of the story" later.

You wrote,

And I could not agree with you more. With HVCC and tough lender guidelines it seems like most of my deals require me to spring into action as SUPER agent in order to get the thing closed.

Congrats to you and your team.

Scott,  Thanks.  And I've always felt it's my job to do what I should, but more than ever it seems I have to know more about a broader aspect of the process.  I have to know the answers to loan questions.... because not all homes fit the guidelines of any loan program... including the one that a client may qualify for.  Hard to pre-qualify if you don't have the property to know the house will fit the program.

Isn't this the truth Tammy?  We were at a closing attorney's office today talking about recent stressful closings.  The attorney's take on it is that in the past when deeds were written, their may have been a little back sliding and at the time no one got caught.  Now, time has to be taken to correct all of those deed boo boos...and darned, if it doesn't clog up the works!

Have a good time finding the perfect sofa.

Mona- we have been "window shopping" and only found one we "kind of" like so far.  Hopefully we can find something else in that brand that we like because that set is a bit large for our space, but it was awesome comfortable.
