Madison and the rest of Wisconsin need to meet Laura S. Baker. Her staging is incredible.. I had the chance to tour one of her homes a few days ago and it was fabulous--what incredible wisdom here.
So, Mr. Banker it's all about the numbers is it?
Given my rehabbing background, I do so understand that!Vacant homes take twice as long to sell

sell for 20% less than occupied homes.
Well, let's take a look at those numbers;
That being said, is it worth it for a bank to stage a vacant REO?
It's not all about price anymore.
You not only have to win the price war, you also have to win the beauty pageant!
Will these photo's in the MLS
drive traffic to view the house?
Do they stand out above any other vacant home on the market.
Is there anything memorable about these rooms?
Will they make buyers feel emotionally attached? No
warmth, no sense of family.
Buyers cannot picture their furniture working in this space? There is nothing to give them a sense of scale.
Buyers cannot see how the layout of this house will flow well for family?
Just four blank walls and a ceiling!
Now, how about these photo's;85% of buyers search the Internet first to select a property.
Staged properties show better in the MLS, therefor; drive more traffic to view the property.
Buyers make up their minds within the first 60 seconds of entering a home. Staged properties will make sure vacant properties become warm and welcoming to appeal and be memorable to the most potential buyers in your target market.
