Buyers, make sure you do a final walk through.


I recently was working with a buyer that had been referred to me.  It was not the first time that they purchased a home.  They had purchased a home a few years ago and they were moving into the area and their home had already sold. 


We sat down and went over everything we would be doing.  I figured this would just be a “refresher course” since they had bought a home a few years ago.  Funny thing is that during our talk they would occasionally look at each other.  Finally when I began to explain about what would happen during the final week prior to closing, they finally said “This is amazing”.  I wasn’t sure what they meant.  So, of course I asked.


They said that with their first purchase they had not ever sat down and discussed the buying process with their agent.  And most surprising to me was the comment they made that with the purchase of the first home their agent did not have them do a final walk through! (Gasp!)


Of course I had flashes of everything that could have gone wrong go through my mind.  What a risk that was.  I asked if their agent had possibly gone through the home for them (which I always recommend that the buyers do their final walk through themselves with me of course) and they said no.  The agent figured that the home was good as they just did their inspection 3 weeks ago and the home was vacant.  Oh my gosh! 



Please, buyers, make sure you do a final walk through.  Make sure you are there!  Don't take chances!  Don’t think that something can’t go wrong in a vacant home.  For one thing, an air-conditioner can work one day and not the next.  It is also possible that someone could have broke into the home and stole all the appliances or done damage to the property.  There are many things that could happen even in a vacant home.


Buyers, make sure you do a final walk through.  This will protect you.  If there is something wrong, the seller will need to correct it BEFORE CLOSING.  If you are concerned that it will delay closing there are ways to set money aside at title to take care of something that may have occurred since you were in the home last.

I can't imagine not doing one.  Too many things can happen to make things go sideways at the last minute, and it is a good practice to be as informed as possible with what's going on with the property as closing nears - the final walk-through goes a long way in helping with that!

It's sometimes amazing how many things we take for granted about which even "experienced" buyers might need to be reminded. A final walk through is definitely one of them. I usually hand out a "Transaction Flow Chart" to my sellers, maybe I should develop one for my buyers as well.

Yes, I do final walk-thrus even on vacant homes. The only time I didn't was when the buyer lived in Denver and bought the house sight unseen.

Olga - That is a really good idea.  I think I will have to do that as well!

Cynthia - I have had a few "sight unseen" purchases.  If they know there is work to be done I suppose not doing a walk thru might be okay, but I still would be concerned that a home could have been broken into and vandalized or something so I think I will stick to a walk thru for all!  If they buyer won't or can't go I like to go thru it to make sure all looks okay.
