The best thing to do first is to get a pre-qualification letter from the bank who will carry your loan. When you do this you will know exactly how to search, as you’ll know what you can afford. Check the bank’s numbers with your own budget and make sure there are no unusual or upcoming items you know about that would change what you can afford. If you think it might be less than the bank’s numbers, stick with what you think you can easily afford. You’re the one paying the mortgage. Never go over what the bank says you can afford or you won’t get the loan in most cases. They base their numbers on their loan criteria.

Now that you have a figure in mind, do a search on the internet using the maximum you can afford in the search field. Many houses will most likely come up for whatever amount you put in. Fill in the number of bedrooms you think you want and see if you can find houses in your price range with the features you want. For example, if you can afford $135k but would like 4 bedrooms, you may not find many houses like that in your price range. You’ll have either fewer choices or you can drop to 3 bedrooms and find many more to choose from at that price or lower.

Look for the kind of utilities that are most economical in your area of the country. All electric appliances and heating/cooling systems in California can be exorbitantly expensive to run, while in Arkansas or Iowa that might be the most economical way to run the house.

Choose a location in the city, a small town, suburban outside of a large city, or rural. Houses in small towns can have many of the immediate amenities you will want and are usually much cheaper than living in the city where more is available to you. Rural homes are usually cheaper per square foot and have very large yards or even acreage if that interests you. Look around at the areas and put in searches (which can be saved) to see what you can get depending on where you choose to live. Consider buying an older home that needs some TLC if you want a larger house in a good area but don’t have the finances.
