We're currently under a flash flood warnings - it's been raining off and on most of the week so the ground is already pretty well saturated. Seems to me it started raining sometime last night and hasn't quit yet. I always enjoy the rain, as long as I don't have to be somewher all dressed up! But for a Sunday on the computer, it's perfect. Now on to your weekly update:

New Listings:
Emmalani Court 415 is back as a new listing priced at $499K after selling for $610K in 5/05. This unit has been listed almost continuously since that time starting with 9/06 to 12/06 for $875K, from 7/08 to 12/08 for $775, and also from 10/09 to 4/11 during which time it went from $595K to $479K. Sealodge D9 comes on the market at a very high $997K after selling for $595,500 in 9/04. This unit was briefly listed from 4/09 to 5/09 starting at $1.077M and dropping to $997K when it was withdrawn.

Back on the Market:
Short sale Sandpiper 222 is sadly back on the market having been in escrow since 3/15. It's a great upstairs unit in a quiet backside location. Maybe one buyer's loss will be another lucky buyer's gain. This unit sold for $474,230 in 9/04.

Contingent:
Bank foreclosure Sandpiper 128 went into escrow while priced at $214,900. This unit was purchased for $490K in 6/05 and foreclosed on in 1/11. Short sale Hale Moi 106 went into escrow while priced at $269K. This unit was purchased in 10/05 for $485K. Short sale Nihilani 7B was listed for $370K when it went into escrow this week. It reduced from $399K to $370K on 5/3 and went into escrow on 5/7. The developer sold this unit in 4/07 for $686,080. Plantation 1612 which is not a short sale even though it sold for $525K in 5/09 and was listed for $399,900, went into escrow after 221 market days. This unit initially came on the market listed at $499K.

Sales:
Kamahana 6 sold for $395K while listed for $399,500. Purchased for $350K in 4/03, unit 6 came on the market showing as sold, so there was obviously some negotiating behind the scenes.

Withdrawn:
Villas of Kamali'i was withdrawn after 286 market days priced at $850K. This unit sold from the developer in 5/03 for $512,925.

Temporarily Withdrawn:
Ali'i Kai 7202, an ocean view unit priced to sell at $399K was withdrawn after 675 market days. This unit sold for $115K in 1/88 and first came on the market at $675K. It has been listed several times before over the years, going as high as $925K in 06.

Price Changes:
Bank owned Puamana 25B which last sold for $380K in 9/04 and was foreclosed on in 12/10 by the bank, reduced from $269K to $259,900. Short sale Nihilani 24B, a Moana unit which sold from the developer in 12/06 for $677K, went from $344K to $299K. Ali'i Kai 13A sold for $124K in 10/98 and reduced from $319K to $299,500. Short sale Nihilani 18A sold in 8/06 for $619,110 and went from $344K to $335K while Nihilani 7B, which was purchased from the developer in 4/07 for $686,080, reduced this week from $399K to $370K.
