DUH! LIKE I'M NOT TRYING!!!

I wish I was Samantha on the TV show "Bewitched" and could wiggle my nose and just "pluck" someone out of the air...that's what the sellers want us to do!!!

TELL ME, PLEASE TELL ME, HOW DO YOU APPEASE THESE PEOPLE WHO HAVE to sell??? They are pre-foreclosure, but have done the "Assist to Sell", the "FSBO", then gave up and decided to use a bonifide Real Estate agent. They hire you, list their home and think because all else failed you can SAVE THEM in a week...Excuse me???

Hmmm.

I just landscaped the front of one of my listings, at their request lowered the price by $25k, and they said - after 5 days...you don't have a buyer yet??? Come on, I'm giving them a deal???

Ummm....how about fixing the screens falling out of the windows (as I suggested), helping me mulch THEIR GARDENS, and one of the two of you might want to get a JOB???

How many of you agents are dealing with lazy homeowners...neither who work for one reason or another and need to SELL SO FAST????

If they are in such bad shape, if they got a job...maybe they wouldn't be in this predicament???

OMG...what do you say to them....please tell me... PLEASE!!!!

YOu tell them...this doesn't seem like a WIN-WIN situation, and DON'T take the listing!! Unless they take the time to fix it up....like you KNOW it needs to be, to sell!!

You're the Professional, Hold Firm! I hear agents complain about  bad sellers, or it's an overpriced listing......but we put ourselves in that situation by taking the listing in the first place. Now a days..I'm alot more picky about the listings I take. I'm not in business to see how many signs I can put out on the streets!?

Imagine, this person was a professional athlete...neither one works...and I have several listings that neither person works, but they cannot figure out why they cannot pay their bills.

I have actually asked them, why doesn't one of you guys get a job and try to save your home...

DUH!  GEEZE! WHAT PLANET ARE THEY ON???  BUT!!! WE'RE TRYING TO GET TO KNOW EACH OTHER...WITH A 2 YEAR OLD RUNNING AROUND???

SEND THEM TO MARS!!! EXPERIMENT ON THEM OR COME UP WITH SOMETHING USEFUL TO DO WITH THESE APPARENTLY LOST INDIVIDUALS!!!!

Parents live there too...and say nothing...

You are so right.  This is a gorgeous house...albeit on the inside...I listed it an could sell it, which is why I helped them...on the outside....

What to do? In this market?

Realize that your job is to market the house.  Do what you can and make sure that you get feedback....honest feedback....that you can show them.  If  a prospective buyer tells them "I would buy the home if...."  that usually tells the seller what they need to do.  I get as much feedback as possible and always give them the bad news straightforward.  If people say the house is nasty...I tell them that the buyers thought the house was nasty and could use cleaning.  I dont sugarcoat the feedback because it helps noone.

Brian...

Am I supposed to take a body guard along when I tell these people that their yard is "naked"???

The house inside is fine...the yard is just not landscaped....

I don't mind spending a little $$$ to help them if they don't know about landscaping...the guy was an International Sports Star... probably didn't spend alot of time working in the yard at home...
