Home Buyers Start Online

It's amazing to me how much real estate has changed in the last several years.  Back in the day, it was all about newspapers and various other forms of print advertising.  Today, you had better be on the internet!

In fact, I am at the tipping point of abandoning print advertising altogether.  Why?  Well, if the most active home buying demographic starts the process of shopping for a home on-line (over 75%), should I keep spending thousands of dollars each year on print advertising? I say no. I can be a more effective and utilize the resources that I would normally use to market a home, on-line.

I have mentioned this to several of my sellers and have had a mixed response.  Here are some of the comments:

"Many people do not use the internet and print (newspapers, home magazines, etc) is a habit for many people".

"I get all of my information from the internet.  I never read the newspaper or magazines".

The internet is here to stay and ultimately my decision to be in print or no print comes down to leverage. If the statistics continue to tell us that buyers start the process of buying a home on-line, I would be foolish not to expose my listings to the largest audience.

What do you think?

I have to say that I agree on the printing advertising for the most part.  Newspapers seem to be offering a lot more specials to advertise around here than they use to and I only advertise Open Houses there because my company picks up the tab.  I've seen a large movement for the last couple of years in searching the internet for homes.

More people are using the web to start their home searches, but still using 'older' channels to find their agents -- referrals, signs, friends, etc. So we still need to maintain a certain amount of traditional advertising geared toward building our personal brand.

-77% of homesearches start on the internet for homebuyers age 18-34.

-While that age group is tech. savy, it is important to remember the age group after this group as the statistics show the older people are right now the less internet sacy they are. So to "delete" print is somewhat of a double edged sword. Color magazines that offer great online presence AND print often provide a tremendous price/value combination. Readership in the papers in regards to Newsprint is expensive considering...no internet presence to speak of, poor photos if you can afford to put them in there and newspapers are dated and suffer from GFOD syndrome (Good For One Day).
