 Successful Missouri Real Estate Auction near Popular Bluff

One property owner was on the verge of losing his 200-acre Missouri farm and a new $350,000 spec home overlooking the river.  In 2008, the multi-talented farmer built this beautiful Missouri home on a small lot.  He planned to profit greatly and to continue building other new homes on the family farm while living himself in one of the modest old farmhouses on one side of the farm.

Alas, the Missouri real estate market changed dramatically and auctions are becoming more popular to move property to then highest and best qualified buyers.  After contacted United Country in 2008, the seller decided to list his spec house with a traditional real estate company.  In two years, he only received one offer:  $595,000 for the entire 200-acre farm with 1/3 miles of river frontage, homes, barns, and shops.  The man did not accept the offer as it would have put him out on the streets.  He owed the bank a larger amount.

He contacted United Country once again.  This time he had a deadline.  Foreclosure loomed in 45 days.  United Country – Birdsong worked on a plan to multi-parcel auction the farm with the goal of maximizing his return and paying off his debt of $650,000.  We decided to divide the farm into 15 tracts, began immediately with an intensive marketing campaign, and gave tours of the properties. 

At the end of the multi-parcel auction, the auctioneer sold 13 tracts and the new house for $750,000.  The seller kept two tracts totaling 40 acres, two farm homes, paid off his mortgage and walked away with $100,000 profit.

The next story has to do with a vandalized property owned by a seller needing a profit to pay for her expenses in a nursing home.  Learned that the seller expected $15,000 to $20,000 for the 1,500 square-foot brick home, United Country assessed the estate property and determined that it would take months to sell even with a $29,000 price tag.  Our first order of business was to arrange a crew to cart out a full tractor-trailer dumpster full of junk, do some pre-auction prep, and then a thorough cleaning.

At the conclusion of the bidding, the final sale price was $62,700.  The seller was elated!

The bank owned a third auction sample property for two years and had marketed it with traditional brokers the entire time with only one offer of $185,000 for the 5,000 square-foot brick commercial building.  It was formerly a daycare and several rooms were set up for limited uses unless remodeled.  To make matters more challenging, the facility was cut-off from major traffic for a year due to road construction issues.
