Downtown Newnan GAReal estate has a single attribute that sets it apart from any other product; every parcel is unique! No two pieces of real estate can be situated in the same spot.

The old mantra of “location, location, location” still reigns true despite the plethora of Internet housing catalogs and real estate resources.

We get a lot of calls from folks in other areas of the country that are attracted by our low real estate values and bargain prices. Many tell me that they plan on selling their houses in high real estate dollar areas and come to Newnan and pay cash for their next house.

Which is an excellent idea if your want to live in Newnan! Now, don’t get me wrong, Newnan is great and I love it here, but there is more to a community than the price of its real estate.

Purchasing a home is not just buying an assemblage of lumber and gadgets. It is a lifestyle choice.

And so indelibly attached to any house is the community where it lies! And if you love the community and the house, you have a match made in heaven.

But if you are missing the mark on either one, you will never be satisfied with your purchase.

Regardless of the price!

It's location every time. I've seen some beautiful houses ... too close to the freeway, too close to a school, too close to a commercial area, too this or too that. Newnan sounds like a wonderful place to live.

Isn't that the truth...I have some buyers who were so focused on price, they were heading into "less than ideal resale areas" shall I say?  There is so much more than price!

Yes that is right Richard... you can have that beautiful home on that large lot paid for in cash from the sell of your previous home. But if the city has a pig rendering plant up wind from your new home....you ain't going to be a happy camper.

Check the location out first!

Richard...I love the looks of your Downtown Newnan, It's similar to Downtown Harriman but I do think your area is more renovated than mine.  We're working now on a revitalization of the Downtown area. I can't wait to see what all unfolds!

I think timing timing timing is a close second to the 3 L's too. The buyers loves the location but can not get a bridge loan, not carry two places. It's all about timing for him if he is your buyer. He is not ready to buy that great location. The seller would sell if they could find an affordable one floor rancher in this (circling sound with very odorous magic marker making your head woozy) region, but one he wants is not on the market yet. Timing again a factor, and it's off. Or it works perfect for everyone that does not have the option of being more flexible when all the real estate planets line up.  Great post Richard!
