Would you buy this house?

Picture of dilapidated houseI don't know how many times I've had a Buyer ask, "Would you buy this house?"  I appreciate that they value my opinion, but it's kind of hard to answer.  After all, I'm not in the market for a new home, so I'm not looking at the house in that light.  We're not viewing homes based on my Wish List, we're viewing homes based on theirs and I never project my wishes or what I would consider a requirement in a home on my Buyers. 

I can tell them if I think it's a great deal based on the price, condition, location and area market.  But to say whether or not I would buy the home --  that's tough.  I'm not the one who matters here; my likes or dislikes are unimportant. Picture of the Taj Mahal

When we reach the point where they ask me that question, I have a few questions of my own:  Does the home fit your needs?  Does it meet most, or maybe even all of your Wish List?  Does it feel like a place you could call home?  If you had to buy it at full asking price, would you still want it?  How you answer these questions is really all that matters. 

I'm not in the market for a new home, you are!  Sooooo, the question needs to be:  Will you buy this house?

Yes that question is especially tough. I answer it honestly, with a comment you wrote. If it fits your needs, and you have that emotional connection to it, then go with your gut.

The buyers will ask you, they'll ask their friends, and after they have a contract, they'll be asking the home inspector!  But the questions you ask in return Tish, are the only ones that matter!

Tish, We're there to give them the pros and cons of that home.  Things to consider from a resale standpoint, value standpoint, what are the risks.  But whether or not to buy, well that has to be their decision.  Kicking the gold button.

I have been asked that question, along with Am I Making the Right Decision?  I remind them it's not about me it's about them.  Many buyers have bought homes I would not have bought or made a choice about one over another where I would have gone the other way but I am not the one living in the house & making the payments!

Be happy that they are asking you for your opinion.  Lately I'm hearing buyers/sellers that feel they don't need the advise of their agent.  Unfortunately they really do but just don't know it.  Your answer to that question is such good advice Tish ~ as always!

Tish - I hate this question.  There are so many times that my borrowers will invite me to come along with them on showings.  Most of the time, I say no.  Sometimes, I will just say I'm busy but that will often prompt the question of when I'm free.  Other times, I will just flat out tell them that they really don't want me along on showings because I'm a bit of a killjoy.

When viewing properties with clients, I don't always see what the home has to offer, I immediately look for flaws and defects as well as any health & safety issues or structural damage.  I'm silently calculating what needs to be done to make the place habitable.  Needless to say, I'm not a whole lot of fun on showings.

However, I will say that time after time, I have been absolutely amazed at the amount of vision my borrowers have for taking a run-down dump and turning it into a wonderful home.  I love seeing what they do to their new homes after they move in.  I especially love going to house warming parties and seeing what they have done to turn the property into a really nice home.  And when they tell the stories to their friends and family about how I thought they were crazy for buying such a POS, I just laugh and smile and will tell them that I'm so glad they didn't listen to me.

I get asked this quite a bit as well and always deflect it by asking if this is a place they are comfortable calling home.

Tish, everyone has their own definition of the perfect home.  Most importantly it has to be perfect for them.  It needs to suit their lifestyle and their needs.  My needs and tastes are not theirs.  Love the way you put it.

This is a question I often receive from 1st Time Buyers. I often answer in the following way...

"IF I was in the market for a home, and IF this home was within my budget, and IF it met my needs, and IF the home possessed all the qualities and amenities I was seeking in a home including age, square footage, floorplan, school district, then YES I would CONSIDER making an offer to purchase it. But I'm NOT the one in the market for a home. The question is, is the home a good 'fit' for you and does it meet YOUR needs?"
