Preparing Your Buyers for a Short Sale

More and more people are calling me up looking for the fantastic deals they hear about on the evening news, HDTV and the Bravo channel.  They ask, "What can you tell me about all these great 'Short Sale' deals and 'Foreclosures'?"  

First of all I ask back, Do you know the difference between the two?"  Then I ask questions to see if they have the time, patience, and determination to be candidates for a short sale purchase.  

  1. What is your time frame for being in a new house?
  2. How patient are you?
  3. Once we have an offer in play, do you understand we are committed to the process?
On question #3, I will on occasion continue to show houses to people waiting for their short sale approval.  After all, there is no guarantee that it will be approved.  But I do want to emphasize that they are in it for the long haul.  Showing additional properties will help if there is a great deal out there I don't want them to miss or to help further establish how great a deal the short sale they are waiting for truly can be.

Mike - I've had very little luck with short sales, because the banks are only in a hurry when they want me to do something, the weeks of getting no answer from them seems to be an answer of no. I hope I've made my last offer on a short sale.
