If only the sellers would listen, more often.  I just tried to buy an investment house.  It was beautiful, 3200sf, brick, 4br, 3ba, in ground pool, nice yard and in great condition.  The seller contacted me from a "We Buy Houses Sign" and wanted $280K.  It might sound like a deal except it's surrounded by 1500sf homes in pour condition.  The house is worth $150, at best and the seller cursed me for trying to explain why.

Nichols - when sellers listen it is so much smoother, and 9 out of 10 times the home sells a lot faster

Am I missing somthing ? you didnt tell us crap  i clicked on this sight to get an idea of what to list my house for here in lakeland and all im reading is sellers should not over price ,well yeah?

Debi - I really think your are missing my point, I was trying to convey here.  Believe me there are many overpriced homes here and sellers still don't get it.  You see, each community/neighborhood in Lakeland is different and so are the homes depending on the condition, location and upgrades.  

My article is to provide guidance to you, the consumer who are thinking about selling their home not to overprice their home and the reasons why they shouldn't.  

I have done a great amount of market reports for Lakeland and all of Polk County and even some community specific like Sandpiper and Carillon Lakes. In order for you to get an idea of what your home's market value is to interview local real estate agents and discuss your options, marketing, and pricing.

I just had this conversation with a seller who hasn't bought or sold a property since the 1950s and she was amazed at what information was out their for buyers now and how they found homes. Once she say that in less than a minute she could see all the homes that were for sale within a 1/2 mile of her home and everyone would have been priced less. I then asked her, so if you were a buyer, which three would you go see if your home was the most expensive? We are listing early this week at the right price!
