Saw your listing on ActiveRain dated 2011 so not sure if you are still active in real estate market. Our question is what does the Serenade 55+ community/HOA have to offer? I.e. - clubhouse, pool, senior activities, etc. We heard there were no dues, but also no amenities. Is this true? If so, are there other facilities in the area that accept Homeowner's from the Serenade 55+ community?

Hi Chris,

Thank you for checking out my active rain post! Yes, I am still an active "Full time" Realtor with Coldwell Banker ABR. I wrote this post about the Serenade housing track as it is one of the preferred neighborhoods in the Sun City/Menifee area. Some seniors do not care about having a pool, clubhouse etc.., and prefer not to have to pay any HOA dues. Even though there is no HOA there are CC&R's. The CC&Rs are (Covenants, Conditions, and Restrictions) and are basically the rules of your neighborhood. Generally, the goal of the CC&Rs is protect, preserve, and enhance property values in the community. Having said this the Serenade neighborhood is very well maintained for the most part. As for being able to access other neighboring communities in the Sun City/Menifee area for the pool and other ammenities - I believe you can go as a guest only. You can't pay for a membership. We do however have Menifee fitness center that is just down the street from the Serenade. If you have any further questions about the area, please feel free to give me a call 951-751-1311. what are the cc and r in serenade then? is it a gated community, how long may guests, stay, ie, a son or daughter, or grandkids overnite? rules on that thanks, Linda

The CC&R's (Covenants, Conditions, and Restrictions) is 20 pages, and are basically the rules of your neighborhood. But to your question -As far as guests staying such as the grand children- they are not allowed to spend more than 60 days in 1 calendar year. The community is not gated.
