You found eves trough guttering inside!  Where?                                                        An OMG File.

Oh yeah. There it is. And where is it?     NO.  Not in the attic.!

Yup. That's where I found it. The grey stuff you see is cellulose insulation.  The insulation you see in the gutter is stained and densely compacted.

And you know what that means, right?  Yup again, it means water!

Oh boy. This is news no one is going to want to hear. This is a million dollar mansion on a country estate, in horse country at that.  And this is not some MacMansion slapped up in a hurry, no this is well built and not very old.

I went to find the owner and told him what I'd found, showed him the photos. He was surprised. He'd never seen it and he had closely supervised the construction.

So I started asking him for details;

 

  • Was the insulation placed before the roofing? No. The roof shingling was done before the insolation was blown in.
  • Was the masonry done before the roofing?  Yes, all except the chimney. 

 

There; we had the answer. The inside gutters were next to the chimney.

The chimney was not done before the roof and insulation were.  Masons...you have to take them when you ca get 'em.

So the chimney opening had a temporary cover and plastic sheeting and gutters were tacked up to keep the drippings off the insulation and out of the house until the masons finished.

So, of course, no one went back to remove the gutters when the work was done.

 

So when you need a full inspection........................

That has to be one of the more interesting things I’ve seen. Probably my most interesting attic was the roof built over a roof built over a roof. Each time they expanded the house over the decades, they simply built a new roof over the old roof and created one of the most interesting attics I’ve ever been in.

Robert,

One of the best ones I saw in an attic was the time the fireplace chimney was taken down below roof level, but the fireplace was left inside the house as if it was operable. Plus, it was one of those houses it was hard to get on the roof or get a good look. Glad I saw the issue in the attic.

That certainly is very interesting Russel. I've see one layer of add-on coverage where an extension roof covers part of the old roof but nothing like you've described.

Hi Steve. Sometimes you wonder when you find the one thing that explains or shows the problem, because if you didn't have access to that one area you would miss it.

Yes Dan. Sometimes it is a debriefing. Things are don't for a reason so when you find something atrange you have to learn as much as you can.

That is an interesting find. Boring I don't think this job will ever be. I had the opposite of Steve's story. I saw a chimney at the center of the roof. The ridge bowed considerably on either side of the chimney. When I went into the attic, no chimney, just the remnants at the floor.

Ow , that's nasty Jim. So what you had was just a mass of masonry on the roof that looked like a chimney.
