Well, this week there were so many really great posts here in the rain by some of my fave bloggers as well as some newbie bloggers that I've recently come across. First and foremost, I just want to give a shout out to my fellow rainers for their gold star features that I was happy to "call the shot" on them.

Lessons in Deception by Debe Maxwell
These were excellent posts that had some really great comments, which is one of the best things I love about great posts. With some posts, the comments can actually be better than the post. Check them out. Then there were some other equally great posts that I suggested but that the AR Gods must have missed this week when they were bestowing those little gold stars.
First there was Cynthia Larsen with her post, Your favorite MLO should NOT be one of the terms in a purchase contract. While we have all had our fair share of listing agents who demand that prospective buyer get pre-approved with their "preferred lender". However, Cynthia relays a scenario that takes this ridiculous practice to a whole new low. Check it out so that you are well aware of the extent that some sleazy listing agents are taking this despicable practice.
Then there was No Matter What YOU May Think....It is Rarely, if EVER, About You When A Client Chooses to Work with Someone Else by Karen Feltman. We've all been in that position before where we spent a lot of time, energy and resources working with a lead in hopes of securing them into a client and then they up and choose someone else. We all know that feeling where we're asking ourselves what we did wrong or what we could have done differently. Well let me tell you, quit racking your brains and just move on. SERIOUSLY!!!
Next was newbie blogger, Orlando Masis, with his post, Are REOs real comparables? Once upon a time, I used to have a network of really great appraisers that I could just call up and talk to about appraisal questions and concerns. I still have a couple that I can still do that with from time to time but with the implementation of HVCC, it's just not the same. I like Orlando's post because he seems like a really good appraisers that offers just really honest and sensible advice about understanding appraisals. I miss having a good appraiser I can talk to; Im thinking I need to pick up the phone and give Orlando a call.
Then there was Homes with Fatal Flaws; Do you List & Tell? by newbie blogger, Virginia Kail. Virginia relays an all too familiar story of whether or not to disclose a property condition or flaw. This is an argument that has been playing out not only here in AR but in markets all across the country. For anyone who reads me on a regular basis, you know how I feel about this argument. Furthermore, I think local MLS boards, state DRE boards as well as HUD need to be enforcing the punishment of sellers and their listing agents who are violating requirements to disclose property conditions, flaws and defects. Lastly, was Pat Haddad with her post, How Stupid Can a Person Be??? Pat relays a really important message, one that every dog owner needs to read. It's so important that I even reblogged it. Every year, I read stories or see news stories of people who have carelessly left their dogs in hot cars and now, it's people exercising their dogs to death. This is such a tragedy and one that should never be happening. Good grief people, our beloved fur babies don't deserve to be treated this way. They deserve so much more love and attention.
As always, I love "calling the shots". I'm pretty picky and selective about whom I suggest. I intentionally highlight my fave bloggers and then I look for new bloggers or bloggers that aren't on the feature board every other day. Anyone can suggest all the popular bloggers but finding the hidden treasures and gems is so much better. I hope you check them out and enjoy them as much as I did.
