Six Steps Successful Sellers Take When Selling Their Homes - Part I

Sellers I meet often see selling their home as a very passive activity. They select a Real Estate Agent and then wait for an offer to come in. The truth is that regardless of whether or not an agent is used or it is a For Sale By Owner listing, the seller should be an active participant in the process. I’ve learned a thing or two from watching successful sellers, and created a list of six steps a seller must take to facilitate the sale of their home. This is part I of a three part series.

Price it right. Did you choose your Real Estate Agent based on the price she said you should ask for your home? Bad move. You will want someone that advises you to price in the middle, or just below market. If you set the price on the high side, buyers will tend to favor lower priced homes in the area and may pass on your place. If you price in the middle or on the low side, you will generate more interest and increase the odds of receiving multiple offers. Multiple offers will put you in a better position to negotiate.
It is always a bad idea to overprice your house, but if you decide to start out by listing your house on the high side, just to see what happens, it may sit on the market long enough to undergo a price reduction or two. At that point initial interest has waned and buyers will be wondering what is wrong with the house. You’ll have much better results if you price your house right from the very beginning.
Make repairs and update. A missing drawer pull, and a couple of broken bathroom tiles may seem like no big deal, but buyers will be turned off by it and begin to wonder what else is wrong with the house that they can’t see. If the buyer does make an offer, they will likely offer significantly below your asking price and more than it would have cost to make the repair in the first place. Spending a few hundred dollars will definitely be worth your time and money. You should consider having a home inspection before you list in order to uncover issues so you have an opportunity to make repairs before the buyer’s inspector finds them.
