I got the opportunity to work with a contractor who bought this 1950s Rambler in it's original condition and totally updated it for today's buyer.

Do you remember the Rambler's from the 50's. Small chopped up rooms? This developer took down walls, opened up the room, opened the staircase, and put in 21st Century Upgrades.

The biggest positive feedback the investor received was how open the home was.

So, staging this vacant home meant keeping the openness but defining the space so the buyer could see how the furniture would be layed out.

Shar, I must admit, I have a listing of a new construction with a difficult layout that COULD use staging, however, I gave the seller an offer last night and seeing he was so stuck on his unrealistic number, I fear nothing would work! However in most cases it would and I see the benefits as you presented them.

PS -  that back splash of glass tile is exactly like the 1880's marble I have around my fireplace downstairs.  Upstairs, in the master bedroom, the marble cut is the same but the colours are green and burgandy!  Everything old becomes new again.

Shar - That is one sexy backsplash!  I love the repetition of the pattern in the rug with the pattern in the cushions.  It's the small details like that that catapult your work into a higher level.  Beautiful work!

Update....I got an email from the contractor today. The house sold almost immediately and closes on June 11th!! Yippee! Doesn't surprise me.

Hi Shar, I seem to remember reading a stat once that empty houses take approximately 16% longer to sell and usually sell for about 10% less than an occupied home.  Does anyone have up to date figures on that aspect of selling a home?

Seems you have waved your magic wand again and created a simply inviting home. I can see a buyer wanting to move right in. Love the cozy effect you have created by that fireplace.
