Good points. Many times recently, buyers have been relieved to hear that 'this is a regular seller.'  The pricing, condition, and other things have to still be right though.

We've seen more of that type of attitude in Southwest Florida too.  Not so much with foreclosures, but for sure with short sales.  Happy Selling, Morris!

Thanks for your comment.  Agreed, availabilty and shorter time to get to the closing table are features of a traditional listing that are certainly attractive, but those things must be combined with price, condition, etc. in order to give the traditional seller a big advantage.
