A year ago, many of us, myself including, were coming off of a breathless quarter of activity; I remember thinking if it were not for the tax credit, I would be having my best year ever. It was, indeed, my best quarter, ever, but we all knew it would be short-lived as the federal tax credit would cannibalize many of our sales for much of the rest of 2010. And it did.
So, to look at the recent market activity in OLD TOWN ALEXANDRIA and realize year-over-year we are UP 1.16% in Total Dollar Sales Volume over this time last time, is pretty impressive. While it may not sound like a huge increase, when you consider a year ago, we had a mad rush of buyers who wanted that $8,000 tax credit, it's more impressive than it sounds at first.
The Median Sold Price is up almost 14% while the Average Sold Price is Up more than 8%. And Days on Market? Down almost 12%. I'd say all of those numbers are pointing the right direction for the OLD TOWN ALEXANDRIA HOUSING MARKET.
