The Seller's Pre-Inspection.....

I had a wonderful listing the other year.... I say wonderful, as I really loved the home, and the home-owners.... The house had so many great attributes, and the home-owners made it very easy to show... However, Some of the feedback led to sloping floors on the second floor, and those 'know-it-all- buyers said it was structural damage and would walk away... I suggested to the sellers that we have a pre-seller's inspection from an engineer. What is that?  Well, for a fraction of the cost  of a 'real inspection'   (in this case $250 compared to $750 in my area) you can have a licensed inspector/engineer visit the house, and point out any problems so they can be addressed ...In this particular case, I thought that since people were commenting on the sloping floors, it would be great to have that inspection report on display stating there was no structural issue... That inspection report stated just that...

Just another alternative to simplify the selling process... Have you ever had a pre-seller's inspection?

I think that a sellers inspection is a great idea for some home owners.  Fix ssues before they come up down the road in a buyer's inspection.

Gay - That is a smart idea.  Regarding sloping floors, it prob. is somehow structural, but it may not be material...i.e. it's more likely the house settled or something and the sublfoor/joists are sloped (rather then the hardwood or whatever is on top of it.

While sloping floors happens frequently - and I see it all the time - it is important to understand what sort of renovation will be done (I say this more from a buyer's perspective vs. a seller's).  If there is hardwood in there arlready, that is great...you can just refinish the floors.  Good change there is alrready creaking but this is liveable.  If, however, they are looking to install hardwood or tile on sloping floors, that is a big deal....i.e. the floors will need to be leveled before installation and that can really add to the cost.

I have a home in Sleepy Hollow where they have majoryly sloping floors in kitchen, i'm trying to figure out what to do so they can redo their kitchen wo/ vinyl.  What a mess.

Diana: Many times I politely state that I will gladly reimburse them for that seller's pre-inspection AT the  (my) closing  table.. then they do not mind as much.... if only they would realize that we are partner in this together, and we are all working together to a fruitful transaction.

Gay, I am a big advocate for these types of inspections. Sellers and their agents can avoid so much grief and blown deals by investing a few dollars where it can benefit the sale the most...

I've suggested pre-listing inspections to sellers when the house is an older house or in fair to poor condition or has some obvious problems.  If we get the issues addressed and disclosed before a buyer inspects, it goes a long way towards expediting the sale.

Gay, this comment is not about your post but it's about the picture. It took me forever to figure out where that dogs face is. I showed it to the family and none of them got it. Everyone, my self included at first, thought the ears were it's eyes and that you photo shopped the rest just to make it really ugly. I had an English Bull Dog so it should not have taken me as long as it did... but it did.

It's a very good idea to have a pre-inspection so that buyers can make a purchasing decision with the confidence that any issues have already been addressed or explained.

Gay....in older homes this is especially helpful.  While a buyer can also (and should) do their own inspection, having that pre-inspection will help them feel more comfortable.

Hi Christine... I lost a listing where we had a pre-seller's inspection... the owner refused to do anything... and of course blamed me when the house did not sell....
