The San Antonio Real Estate market data is indicating that the number of days a home is on the market is decreasing. Currently the average days on market for homes that have sold in the last 30 days is 145.

What would you say if I told you that over 13 percent of the homes that come into the San Antonio Real Estate Market in the next 30 days will go under contract? Well in the last 30 days 1297 homes have sold in and in the last 10 days 142 homes went under contract that had been on the market for 30 days or less.

Currently there are 11348 active San Antonio real estate single residential listings on the market. Now that is a pretty stable number and what is surprising is the number of homes that stay on the market day after day after day without even a price change.  Currently there are 1120 sellers that have changed the price of their home in an attempt to sell it and 9296 sellers waiting for someone to believe that their home is finally worth the price. That is basically 10% of all the homes in the San Antonio Real Estate Market.

What is even more surprising is that when you look at the number of homes going under contract after being on the market 30 days or less (177) and dividing that number by the new homes that just came on the market (930) that percentage is 19%. What this tells me is that those 1120 sellers are realizing that their home is over priced and want to sell.

So let’s discuss these newly contracted listings that should be putting the San Antonio real estate market in the limelight that it deserves.  Currently there are 733 homes under contract with either an AO or RFR status and 431 of those went under contract in the last 10 days. Out of those 431 homes, 28 were on the market 10 days or less, and 142 were part of the San Antonio real estate market 30 days or less. So what should everyone take away from these numbers? The fact that over 10 Percent of the homes that are sold in the San Antonio real estate market sell quicker than the other 90 Percent. 

The bottom line is that if you want to sell your home fast and for the most money, it comes down to Price and Condition. For those buyers out there thinking that it is a “Buyer’s Market” every where… I dare say that the majority of those 142 sellers had multiple offers and had the upper hand.

Randy: If the home on the market are in nice conditon and ready to go they should move quickly. I have been doing quite a few pre-listing inspections. This way if there any deficiencies they can get them repaired or replaced before listing the property. We have also been inspection a number of homes in the New Braunfels and Canyon Lake area.
