April 2011 home sales trends numbers are out for Livingston Parish and it was tough month with sales down about 35% as compared with April prior year.
There were 93 homes sold in April 2011 as compared with 144 sold during April 2010. Even though the homebuyers tax credit was in effect last April, that still probably shouldn't totally account for the steep sales drop. Year to date, there have been 347 homes sold in Livingston Parish versus 404 sold during the same time period in 2010.
The average home sold for $143,200 and 78 of the 93 homes sold for less than $199,999.
There are 819 homes available for sale in Livingston Parish which represents about a 9 month supply. Typically 6 months is considered to be the sign of a healthy real estate market.
It will be interesting to see what May sales numbers look like to see if this month will be considered an aberration or not.
