How are your getting your listings sold?

Like to hear from my colleagues/peers on what you are doing that is unique in getting your listings sold. 

I currently place my listings on both MLS systems, my own website, place ads, direct mail pieces, reverse prospecting, network with other realtors.  In today's market, I am sure we have some savvy, creative realtors out there that are doing something different to get the home sold.

I change my Realtor.com enhanced listing write ups to entice people to look at the listing. I get great price reductions. I add my listings to Trulia, Zillow, Craigslist, google and any others I can find for free.

Price changes and buyer incentives have been working for me. My last two sales actually had buyer incentives offered. One seller offerd $5000 towards new furniture or appliances and the other paid all closing costs with a closing by a certain date. It did work! When it came down to one of these homes or another like it down the road it made my listings more desireable.

REALTOR.Com, Craigs List, Trulia, Zillow, and ACTIVE RAIN. Post it for consumers and REALTORS. Prcing is KEY though. I have had over priced listings that sit no matter what I do. Then they finally reduce and lose money due to long market time.

Being in Florida our taxes and Ins are very high, so on a few houses the seller was willing to pay two years of taxes of ins at closing (not to exceed a set amount).  We also offer home warranties or down payment assistant,

Some realtors are offering a staging consultation to their seller as part of the listing package. If you have a motivated seller that is willing to do some work, this can be a successful strategy. Having the home look better than its competition is critical in the current market.

I too think pricing is key but I also found the property had to be looking as good as it could.  Staging also proved to be a big plus with one of my listings this summer.  Inspections and home warranties send a positive message to buyers and can save sellers alot of grief and the chance of loosing a buyer over something he/she doesn't even know about.  The one who controls the inspection controls the sale.  I too use MLS and my own site as well as any free online listing places I find.

I start off my descriptions with copy that makes it enticing to view my listings. I price the property right from the beginning so we don't lose that time on the market. I make sure I do a 1 hour open house as soon as possible to concentrate possible buyers.

I use MarketTheHouse.com to create listing-specific websites that showcase the my listings only in a website that I create online.  I use this in addition to the usual marketing tools (MLS, broker services, Realtor website, open houses, etc).  And the best part is that my contact information is on every page of the site so I'm easy to reach ...and I get direct exposure to every single potential buyer or client that visits one of my listings.

It is beyond just the MLS, we need to be where the buyers are, try facebook.com as well.

I love craigslist!  I just sold one of my own listings utilizing this site.  From one listing I received 31 calls (it was priced to sell by the way!) in just 4 days this month!  I also seek sites that are inexpensive or free.  I also have the luxury of internet leads through my RE/MAX corporate site of which I have picked up another buyer just yesterday.  So many leads are coming from referrals and the internet in my market right now.  Print ads have not been at all successful, yet extremely expensive.

I have tried Craigslist and had no luck.  Perhaps it is the way that I am writing my ad.  Would anyone be willing to share their ads on these free websites so I can see if I am missing any key action or urgency to call?

The key to craigslist is post and repost!  I find that posting prior to the weekend gets the best results. I have a closing this Friday from a Craiglist ad and I had the seller and of course the buyer from craigslist!  Post away!  Best of Luck!

Single property websites are helpful. Just buy the street address as you domain name and link back to a virtual tour. There are several companies that do this or do it yourself. It will help with buyers and get you more listings
