A Realtors role in a real estate transaction is of course assisting the buyer or the seller in buying or selling a particular piece of property. Although many people think that a buyer's agent simply assists in finding the right property, showing it, writing and negotiating the contract makes their role go beyond just showing homes. At the same time a seller's agent has more to do than simply procuring a buyer for the home.
Most of my clients find that having good communication between myself and the cross agent is one of the most important aspects of representing them. Keeping the lines of communication open and conveying in a professional manner the buyers' or sellers' wishes or concerns can literally save the deal. If a buyer and seller are left to discuss anything about the home or inspections it can literally cause the deal to fall apart.
Many things come up beyond the contract during a transaction including purchases of personal property outside the purchase contract that of course is simply between the buyer and the seller and not the agents but communicating those things with the agents rather than with each other can again, save a deal from falling apart.
If questions arise between the two parties conversations can be misunderstood and cause animosity between the two that could hurt the transaction.
As a Realtor, although many things are communicated verbally, I try to convey or repeat conversations by email so I have a track record in case there is any misunderstanding between the parties.
Recently, a client was very glad they worked with an Realtor outside the community in which they were both buying and selling as the agents that live in that community form a type of click and talk between themselves. In this particular case the agents seem to discuss the transactions and may be giving out more information than their client would want them to be giving to the opposing party.
Keep all of these things in mind when hiring a Realtor. It may be best to find a neutral party that is not involved directly with the particular neighborhood you are looking to buy or sell. Although neighborhood specialist can have its pro and cons, the ultimate objective for the seller is to get just as many showings to get it sold and you as a buyer will be shown any available home that meets your criteria.
