So, this is a typically house, right? No. It's my new rental rehab project. As an investor and real estate agent, I am always looking for a good deal. This house was a diamond looking for that cleaner. I bought a homepath home (FHA REO) for $74,000. Sold and closed within 30 days! Yes, within 30 days, no appraisal needed with 10% down. We are now in the process of fixing it up within 30 days to make it a rental. Think it is impossible.
Let's just say, nothing is impossible these days. With a great handyman who thinks like you as an investor, bargain hunter, and landlord, it can be done.
In fact, in the past week, we already cleaned up the yard, demoed the kitchen and bought materials. I am such the bargain hunter, I went hunting in a hail storm in May to the Restore, the Habitat for Humanity Store to find materials. On this last trip I didn't see anything yet we can use. But I think it is worth checking in there once a week. However, I did find a cabinet maker for a quarter of the price anywhere else, give us oak wood cabinets for 10x10 kitchen. Oh, yes, the "new" gas stove and dishwasher is also a bargain. A craigslist find from an appliance store going out of business and a home owner who is about to loose his home.
So, investors and first time home buyers, if you think you can't, think again. Investors.... Sacramento is full of these deals and the bargains are plentful.
