I FLIPPED Over This Master Bath Shower!

A recent inspection of a flip, as I call them, was loaded with fun.  Except for the many hours during the inspection of head pounding trying to figure out what is going on, and the boatload of tools necessary to do that, and the extensive verbiage and necessary syntax of the careful report writing to follow (which of itself requires many applications of ice to head and neck) - well, EXCEPT for all that, inspecting a flip is loaded with fun!

And I FLIPPED over this master bath shower!

The tile was done so the larger piece was toward the outside.
Very nice border.
Two different shower heads, one hand-held.
Attractive fixtures.
Great shampoo shelf.
Floor sloped toward the drain.
Drain properly sized (often that does not happen on a flip!)
Very nice lip on the floor to retain the water.

Sure, there was no shower door yet, but certainly that's in the plans.

<-------  Maybe this will give you an idea as to the scale of the size of the shower!  In the first picture I intentionally made it hard to tell!

IT IS SO SMALL YOU CAN'T TURN AROUND!

I walked into the bathroom and started laughing.  The Realtor wondered why I was laughing.  So I pointed it out!

This is another case of not planning ahead!  Just like the GFI buried behind a granite splash block, this is too classic to not share!

Is there room to make the shower area larger?  Ummmmm....

With glass doors installed I could barely get half of my big backside inside there!  Can you imagine the husband/wife exchange during the first shower? 

(Shouting) "Hoooneeey, can you wash my butt?  Thanks.  Oh, and while you're back there, can you get the rest'o'my backside?  I can't bend over.  Thanks.  Call me when it's your shower."

THE REASON FLIPPER DIDN'T PUT GLASS DOORS ON THERE WAS SO NOBODY WOULD NOTICE HOW SMALL THE SHOWER IS, IF THEY SHOULD HAPPEN TO STEP INSIDE!

How cool is this!?

And some poor schmoh is going to end up buying this joint.  Well, hopefully not my client!

Again, if what I can see is so silly, what's going on with what I can't see!!??

My recommendation:  sure, it looks pretty on the outside.  Be sure you hire a home inspector to peel back the layers of the, well, the ONION, to see what's in there...  For sure you'll need a breath mint when you're done!

I have to admit when I looked at the first photo I thought, "nice little shower." But when I saw the little fee in the shower....I guess if you don't need to turn around or lift up your arms it's not a problem. Seriously you come across some of the strangest things.

Here in MN, showers are supposed to allow a 30" sphere, and have at least 900 square inches of floor area.  How about in your area?

Lizette - I see bathrooms without doors often and wonder why people take them off!  Sometimes they are stuck pocket doors too.

Christine - but that bathroom is not waterproof!  They need something!

They did Anna!  See my next post!  I think the big tub is why there is so little room for a shower.

No know Reubs!  Those are details that I have never gotten around to knowing.

Joe - Even Olive Oyl would have had a hard time in this shower!  And Brutus could not have fitted at all...

Lori - I really did laugh out loud.  It is smaller in person than I think my pictures can demonstrate!

Aaron - but the bathroom needed one!  And with that large tub (next post) this was all the room they could find!
