I don't mean any harm when I say this, but I have actually worked with buyers who truly believe that my only job is to do exactly what they say.  This is so NOT true.  Once we've established a "relationship" our boundaries will be clearly understood and mutual respect must be in the mix.

We want to work and be allowed to work in the very best way so that we can optimize the experience for the buyer.  But "teamwork" is paramount.

Are there guidelines for working with a Buyer's Agent?

YES!  When I work for you as a Buyer's Agent in Wrightsville Beach NC, I expect us both to treat one another fairly, respectfully and ethically.  These guidelines have come from many years of experience.  Other Agents may have a different set of guidelines.  Be sure to work with a Buyer's Agent YOU feel comfortable with.

I will work VERY hard for you.  In return, I need for you to do your part.  This will help ensure a smooth search and transaction. 

  • You HAVE to get pre-approved.  There is no way around this.  Financing guidelines are more stringent in today's world.  We need to find out how much home you qualify for, BEFORE we spend  a bunch of time looking at homes.   As much as you would like to look at homes right away, we really can't look seriously until we know what you're qualified for.
  • I will show you many, many houses.  But there are some that I have ruled out based on your criteria.  When you call me every time you drive by a house with a sign in the yard and ask me, accusingly, "Why haven't you showed me that house?", it's a little off-putting.  If your criteria has changed, you need to let me know!  I do not read minds.  I will ask as many of the right questions as I can, but if you don't answer fully and honestly, I can't provide you with the service you deserve.  It may also be a new listing and not yet be in MLS.  Give me a chance to find out or explain why we haven't seen it. 
  • Please don't go to an Open House and fail to mention that we have a Buyer Agency Agreement.  When you fail to tell the Listing Agent of our Agency Agreement, you are creating a problem for yourself, for me and for the Listing Agent.   
  • I will do my best to work with your schedule.  That's the nature of my business.  You may need to look on weekdays after work, or only on weekends, and that's fine.  But I do have a life outside of real estate, and I do value and protect my time away from work.  Please keep this in mind when you cancel, don't show up or call at the last minute on a Sunday afternoon.  I will answer my phone, but that does not mean I am available to show property.  Keep in mind also, that if it's an occupied property, we need to give some notice.
  • When we do reach the point of writing a contract, I will give you the best information I have, and my educated opinion.  But I cannot, and will not, tell you how much to offer.  You will need to use the comps I give you and your best judgement to come up with an amount you feel is fair.  Be aware that should you choose to make a lowball offer, you run the risk ofImage of railroad tracks insulting the Seller and they may decide not to counter your offer. 
  • Do not use the Inspection process to back out of a contract.  Inspections are not meant for that.  They are to inform and prepare you.  They are not meant to be a bat you beat the Seller, Listing Agent and myself over the head with. 

Buying a home can, and should be fun.  When we're on the same page working as a team, we can make sure it is.  I'm game.  How about you?
